Small Time Niche Worth To Build Out?

Ok so im thinking on taking on a new project for August and have a semi nice domain I want to build out. So lets take a look at it right now hmm shall we

1. It sits parked right now and since 3/28/2010 it has only had 15 visits. Now this of course means direct typein visits (no links, seo, boomarks nada)

2. The domain is NOT the exact name of the niche but another name for it. In google it breaks down as such

a) As is in google the results are 450,000 with no adsense ads listed
b) In quotes its 603
c) The exact name in google gets 37,100,000
d) In quotes its 1,330,000
e) My domain keyword tool search gets 0 results back (which is weird)

So with this all beign said, since there is no google keyword searches does it make sense to build out? By the way the MAIN keyword domain sits parked and the only other one indexed with the main keyword as the domain is a co.uk

Build...or no Build.......

    i say go for it, there is always more room for competition plus it seems to be getting some serious searches so yea, BUILD

    yea thanx guys. Im leaning more to not bother just on the searches itself AND its not the main keyword but just another form of it. I like to hear some success stories of this same type of scenario but majority seems I may be just wasting my time
