Value of a web site?

INTERNET MARKETING

I have my eye on a little site and domain name in my niche. Its a couple years old, makes no money and has no backlinks.

But it has a good domain name that is valuble to my niche.
How can I get an idea of what its worth to make an offer?
The guy wants to sell.

If its making no money then try for $4 per page
I will pay upto $200.00 for a site with no traffic
or links depending on the content and layout.

That's a big number for no income. You could
buy a site on sitepoint that's actually making money
for that amount of money.

If it gets traffic and has PR it might be worth it.
If it has more than 100 pages I would buy it.
