Page1 on Google - Niche Dental Site - VALUE?

I was just messing around a while back with some domain names - stuck a crappy word press blog on this one and it is now on Google Page 1 (#2 spot) - based I assume on just the fact the domain matches the search - got no backlinks - and I have no real work in this at all.
Curious how much this might really be worth to a dentist in Camden, England - I had actually thought of it initially as Camden, SC (closer to me) - but apparently Camden England is the first thing that pops on Google - so England it is - I suppose?
SO - also ran out and bought camdendental.net - and camdendental.co.uk - but no sites there yet.
I am not "above" calling/emailing/faxing the dentists in this area and asking what they would pay for something like this - but I thought pitching this as "I am selling the site/domains for $599" - or something like that would be a bit more polished.
Anyone got any experience with this? - I thought at one point I as going to be doing more of this sort of stuff - but got wrapped up in a different business and now am coming back to messing with this again after a bit of time off.
For what these tidbits are worth - (I put these in because it is really all I know to look at - so hammer away at my logic here . . .)
Google places bid estimates on the adwords at 320 monthly "broad searches" with an average CPC of $2.30 - looking at Google search I can't imagine anyone is paying $2.30 a click for the two ads I saw there - but that is what my adwords account said?
Estibot Value = $95 - seems a bit low to me?
OrlandoDental.com sold for $450 (in 2004??) - I could get happy with $450?
I guess my question is - What would someone with more experience do with this from here?
