How much is this top spot in Google worth?

I have a town that I have spotted that, in my opinion, is ripe for an IM expert. Well, I don't know any of those, so, I guess I'll have to do.

This town has a population of 28,000, and, as far as I can tell, it's pretty much untapped as far as IM is concerned.

Well, I have picked a pretty needed/searched for niche (plumbers.) There were 28 searches last month for this particular niche, and, 57 different plumbers in this city. As far as I can tell, Google Places is completely untapped. As well, no one as done ANY TYPE of SEO work in this city.

So, assuming that I get Google Places set up properly, and, I get the top spot in Google, what would this site be worth? Reckon I could lease/rent this site/domain name for $100 a month?

    I hate to sound flip, but the answer is always, "It is worth what people are willing to pay for it."

    Put up your site, capture #1 in Google, then contact all of the plumbers in the area and let them bid to control the site... You can sell it or lease it for a year...

    Even if you capture the #1 in Google, the local plumbers may not even consider buying or leasing your site, because if they are not trying to rank in Google now, they probably do not yet appreciate the true value of the Internet for the future promotion of their business...

    If a plumber is already doing PPC, then you should not have a problem convincing them...

    But if they don't exist in PPC, you may have to show them some kind of proof of concept to get them interested in controlling your website...
