Are you a flipping expert?

Hi, if you have any experience of flipping or selling websites I would be grateful for your input.

I have a wordpress site which I am considering selling but I haven't really got much of a clue as to how to go about selling it.I've read stuff about flipping but it hasn't really been on my radar so I've not absorbed much detail. I have'nt much idea as to what it might be worth,if anything at all.

The site is relatively new( a few months old) in the golf niche. I haven't made any money with it yet but there is possible potential in the right hands.To be frank I'm beginning to lose a little interest and have lots of other things to keep me busy. The site is currently ranked

Broad position Google 8,Yahoo 9

Phrase position Google 7, Yahoo 6

According to Market Samurai there are 398 daily searches
PBR 82%

I should be grateful for thoughts from warriors with experience of selling sites eg. I realise that because I haven't made any money with this ther's not exactly a great track record but it might not be too difficult for someone else to push this to the top slot in the search engines.Obviously the golf market is a potentially lucrative market.

Where should I go for help with selling? Might there be an experienced warrior who would act as agent to get this sold for me for a % of the proceeds?

Obviously I am not going to reveal the exact keywords targetted over the open forum.

In selling a site that has no current earnings there are a number of factors you should look at:

- How much have you invested into the site?
- Does it come with a list?
- What products can it viably promote? (physical, digital)
- Are the ranking keywords of buying or informative nature?
- Average Traffic and traffic demographics
- Goodwill, PR, SERP, etc

Hi Paul,

IMHO, your best bet is to sell it right here in the Complete Web Sites For Sale! section.

Without any earnings, I think your site will get lost over at Flippa and you will reach the most receptive audience right here.

It sounds like you have a good keyword that you have already pushed to page 1 so it "seems" like you could find a buyer. I'm not sure what you might ask for it - it's hard to tell not having seen the site - possibly $100?

Does it have unique articles?

Is it a premium design?

How much traffic does it get?

Those things might add to the price.

I second the above. Without revenue, you may have a hard time finding someone to buy. Anyone can put up a golf blog without too much trouble. Traffic and revenue are what make a site valuable unless you have some really nifty programming features that most sites don't have or a design that knocks your eyeballs out of your head.

Want a good idea of what sells on Flippa, browse through the just sold tab. I've seen butt ugly Adsense sites go for a lot of money because they had traffic and revenue.

If you wana sell your site, blog. Try it on flippa.com, i think that is the best flipping site marketplace.

Buyers usually will simply look at the recent visitors, blog/site subscribers, and recent revenue from the site/blog. So spare some times first doing something about it before flipping the site/blog.

Were i in this position, my response would be "If I spend time making this site have revenue and traffic, I'll regain interest, and then, it won't be for sale anymore"

The traffic is picking up mainly because its on number 8 spot.The content is unique so I think with a bit more link building I could get close to no 1 if not at no. 1. Maybe then turn into an adsense site.
