Key Phrases & Niche Sites

I'm doing an IM program and the teacher claims that you can pick a keyword phrase (eg auto repair in chicago), grab a domain with those keywords (eg autorepairinchicago.com) create a niche website and sell ads or listings on the site.

What he didn't mention is search volume. I've spent an hour or so doing google adwords keyword searches and the only phrases that show up are in large cities and large fields such as doctors, lawyers, etc. and which already have niche directories in the top spots. If a phrase doesn't show up doesn't that mean the search volume is minimal?

What good does it do to try and sell listings/ads if there is little search volume? Am I missing or not understanding something? Any insight is much appreciated.

    Perhaps your teacher was just giving you an example of the top of his/her head. But the theory is sound, and many people do exactly that. But yes, you are right, if there isn't anyone searching for the keyword it is pointless. But try searching for the exact keyword, sometimes the keyword tool doesn't reflect all the possible results!
