Google has this new tool called Search-based keyword tool.

This may look simple - but amazing powers.
It's one of my gems.

Search-based keyword tool

What it does is to find related keywords specific to the website you entered.
Find popular websites such as ezinearticles.com and enter your keyword in mind, for instance, 'auto insurance' and walah!

Not sure I am following how you use this for keyword research if you have to put in a specific site. I use some other tools that I purchased as well as Google's Keyword Tool

  What I'm seeing is the keyword tool generates keyword search terms for an existing website. May I ask how you extrapolate a new niche to market from that?

The searched based keyword tool really isnt new. I have been using it for almost a year now. However I do not use it to find niches. I use to so that I can find extremely powerful blogs to post comments on pertaining to my niche.

Looks great but unfortunately it says on top of the page Search-based keyword tool will be discontinued soon. Shame.

  Thats because they have combined the seached based keyword tool with the new google keyword tool. So it really is not being discontinued it has just been added to the new keyword tool.
