You were me once, remember? Mentor/Consultant wanted

hello all, im new here, but not new to the net. I love the net and have over the years taken in alot. I am a fast learner and I think I "get it", however, once I started working on my project and reading up on what it takes to be successful, I see there is ALOT.

Bottom line is this. We are successful real estate investors. We find,negotiate, buy and then sell (or keep) properties in Chicago. We do whats called "short sales", a very very lucrative strategy right now. out of 100 deals, all 100 of them we did with no money or credit. So, we decided to write an "ebook" (god, I hate that word!) or should I say a short sales survival kit on how to start your own short sales business and to go from point a to closing and collecting your check. It works, we are the proof and we have the checks, closing statements, etc to prove it.

We wrote a pretty detailed 152 page "book" on this process. from marketing to the homeowners, to negotiation, to the bpo, to negotiations, to tips and tricks to use to get your price, on and on and on.

I created hotdamnshortsales as the crafty marketing name. it has potential. I created a website but it was allllllllllllllllllllllllllllll wrong. lol. wayyyyyyyyyyyyyyyyyy to lengthy and wordy, and was too much about us than about the person on the other end.

anyway..i got kajabi and have been playing around in it at least 10 hours a day. I created what I THINK is a good squeeze page, and directed it to my domain, but im sure it sucks if a pro like you were to look at it. I think its pretty good though..just needs spiced up.

Here is what i am looking for.

someone to work in tandem with me and help jump start our campaign. Optimize our squeeze pages, sales pages, etc.

Remember, you once were where I am now. Thats why we created hdss to help those that are NOW where we were 3 years ago. just starting out. I wish we had hdss 3 years ago, sure would made things easier. but now that we have the experiance, the proof, the checks, the knowledge, experiance, etc. How do we market and sell that?

do we...

set up a members site on kajabi and sell modules?
do we give away freebies and then upsell to paid modules (like marketing templates, letters,scripts, etc)
just sell the entire "full version" and thats it?

Im looking for someone who will seriously take the time to assist us, and I'll work something out with you or pay you. we do have a budget as we are closing deals and I need to invest it in the internet. just like 3 years ago when we were ahead of the curve with starting short sales, I beleive NOW is the time to get established on the internet and sure up the future. its getting ultra competitive out there on the net and NOW the general public "average joe" is trying to get into the game. If we can do short sales successfully, I KNOW we can do this internet marketing! especially with a great product and hot niche.

    I'm not sure why you haven't had millions of responses here but I would be happy to mentor you - I was going to make an offer in the Warrior Forum to members as soon as I've reached my required number of posts.

    The only thing is, that having just given up on Kajabi after a very frustrating month, I would not in all honesty be able to recommend you carry on using that.     Hi Chris,

    I would have agreed with Nicola a few weeks back about Kajabi - I even produced a short video emulating their launch video but I re-created their logo and called it Kashabi - guess what the sh was for!

    The issue was I was asked by my UK client who is well known in his industry, to look at an alternate to WP + infusionWP integrated into infusionsoft - namely KAJABI.

    He bought the pro version and he ditched it immediately after me spending just 4 hours with it - the main reason they had no integration (as advertised) with infusionsoft.

    Roll forwards a few weeks and hey presto they now have integration. So I'm now on site number 3 in as many days and I can tell all those naysayers out there - the ones who are still slating Kajabi, that unless you have designed, built, and integrated kajabi in the last week or so that take a new look. It's a breeze for someone like me who previously had to create WP theme changes, implement infusionWP, and implement infusionsoft backend.

    In site number 3 we are taking a leading UK property course (physical product) and creating an online modular version with 3 membership levels. I'm involved 100%, so I guess if you are looking for someone else to assist Nicola's excellent track record in advice then you could see this as getting 2 "dragons" for one (this will make no sense unless you watch Dragon's Den). I'm willing to help you make the right decisions for you.

      Before you pay anything to have anybody help you, do this first.

      Find out if there is even a demand for what you're selling.

      How many people out there want to learn "short sales?"

      How many related keyword searches monthly?
      How many products already out there selling this info?
      What are they selling them for?

      Etc.

      Do your research before you sink a whole lot of money into trying to sell
      something that people might not give 2 beans about.

      Just my 2 cents on the subject.

        Big market for short sales right now.

        Both real estate agents and investors are into short sales.

        It is more of a matter of how this training is different compared to all the other courses on short sales.

    Maybe you should come up with a marketing plan before purchasing and spending time on gadgets.

    I have done some short sales when it was more difficult. I prefer the IM thing since I can work anywhere with little overhead.

    With that said...

    I was where you are but dedicated my time and money into learning it myself. Wouldn't it be great if you could just come to a forum and get a marketing plan all wrapped up like a Christmas gift?

    You can do any of those. Start with a marketing plan.

    You better start considering a percentage of sales if you want someone of quality helping you.
