Where to find someone to sell my local niche site?

I have a site along the lines of "city niche", so "miami dentist" would be an example.

Ranks #1 for its term on G Yahoo and Bing
390 searches monthly

Where can I find someone to sell this? Tried CL but can't get an ad to go live.

    The site isn't generating any money yet... it's a local niche site. So a keyword example would be "houston electrician" that i'd be ranking for.

      I would look in Superpages under your niche/site. Find people who benefit from have a listing in there. They may have a website thru which you can send a message via a contact page or email.

      I would compile a list of prospects to email and let them know that the site is available for purchase.

      You could offer just the domain name so the buyer can just set up a redirect to their own site.

      I would not set a price, simply invite offers.

      Hey Wax,

      Generally you've got two options, but I wouldn't recommend either yet.

      1) A broker
      With no income and the likelyhood that the search volume on these sites will be relatively small, this will be too small for a broker to touch, unless you've built up a network of say electrician sites ranking no 1 for all major cities, then perhaps you could sell to a national electrical engineer firm.

      2) a Marketplace
      Like Flippa, but without revenue, people will probably miss the potential.

      My advice would be
      1) Find a local company who seem to have a big adword presence but no organic rankings, and offer to sell them the site on the basis they can reduce their adword spend and still rank

      2) Capture leads and find a company who will pay you per qualified lead.

      Local Search is a big market opportunity that most people overlook, but I think there is a big shakeup coming with Google Boost and the recent SERP change with local searches, so you may want to reassess, or get out quick!
