Hello warriors

Im in the weight loss niche and i got a website with a page rank of 1. Which is on the first page of google for one keyword on the 3rd listing and it's about to get ranked on the first page of google for another keyword soon. But the site really has not made no sells how much do you think i can get if i was to sell it on flippa.

Not much since the site is not generating revenue or substantial traffic. Your website is more than likely ranked page #1 in Google for a keyword that doesn't get much traffic. It could sell on Flippa but you won't get much for it unless you use some pretty "cutting edge" copywriting in your listing.

Impossible to say without seeing it.

General rule is 10 times monthly income.

    I've sold a site that made $0 for $8,000.
    I've sold a site that makes $200 a month for $10,000.
    I've sold a site that makes $0 for $3,000.
    I've sold a site that mekes $400 a month for $12,000.

Those are just the ones that show you that you always don't go by the general rule.

There are a ton of different factors for buying/selling websites that it's impossible to price a website that you can't see.

Well, people can use the domain itself, without a site and make that much. I don't agree with the 10X monthly income, I never have sold a site for less than 4X the yearly income.

There is no general rule. If you are monetizing one way and making 10$, someone else might have a great idea on how to monetize it for 10x more and is willing to pay a lot. It always depend on the buyer.
