what Price to sell localized website?

Say I create a #1 ranked website with a local domain and business name, how much should I ask?

I'm thinking of trying new avenues, I'm bored with the niche websites and such =)

I'm also new to this forum, so I must ask, is it ok to randomly ask questions like this here? Do you guys mind?
I haven't gotten out much and associated around in the wonderful world of internet marketers, just been keeping myself busy in the background.

    if you check out flippa.com you can get a vague idea of what people are willing to pay for websites and how they value them (traffic, revenue, list size etc).

    The problem you will have with local stuff is finding a buyer.

    Many marketers have found it is easier and better to rent them to offline businesses, where you maintain ownership. When one business stops paying rent, you rent it to another.

    That's also something I was thinking about. Where does one find information on this one? Googling to no avail..
