the close link in pop-ups

Hey folks...

Looking for a script that will allow me to create those fancy "un-blockable" pop-ups when someone tries to leave the site.

I want it to be able to do the following:

I want the "source" of the pop up to be another PHP page.
I want to change the URL of the close link.

All the scripts I found either have the content hard coded (can't use the alternate php page) - or don't let you tweak the "exit" link.

Any body have a script that will do this?
