Selling an Adsense revenue earning website - Question on pricing

Hi Everyone,

I developed a website back in November 2010. The site consistently receiving 250 to 400 hits daily. I update it once in a month.

The total income so far from November 15th 2010 is 55USD. The website got very less CTR (0.86%).

The niche is themes for blackberry. I am thinking of flipping it on flippa. '

How should i price the website ? I never sold a site before at flippa.

Can any experienced flipper can suggest me/share his experience ?

Also flippa got many listing fees. Which all listing should i buy so that i can get good price for the website ?

    I wouldn't sell it at .86% CTR.

    I'd tweak it until you're getting at least 5% CTR, then sell for a minimum of 12 months revenue.

    Tech blogs need crazy traffic for ad clicks.

    You need blogs where the visitors are fanatics and hungry for answers. Product and service subjects make the most in CTR.

    I have a page rank 4 blog in the medical area, and it gets 800 uniques a day on average. It makes a couple bucks a day in Adsense.

    BUT THEN, I have a product site with various different products that visitors are shopping hard for - they click in around 8-10 percent at around 400 uniques a day. It makes around 30-45 a day.

    Just because a subject gets a ton of traffic doesn't make it lucrative.....but now I'm just preaching to the converted - old news.

    I don't have time for testing. I got some good other websites which are making decent revenue.

    Need some suggestions on

    How should i price the website ? and what all listing should i buy to make a good sale.
