Flipping Websites ? Should I add a Forum to Site

I'm building a new website to flip - would adding a forum to the website increase its value. Or would it be a downside if no one yet uses the forum once its posted for sale?

I didn't really want to wait very long to sell it once its finished.

    I would not add a forum if you are planning to sell soon. Having a forum that's new and empty might look more like a dead forum to a potential buyer.

    If you plan to hold off on trying to sell for a while and have time to build up a forum, then it might be good to have.

    I would add it as a "buy it now" bonus. So if someone buys it at your set price (not just through the auction), offer to add the forum for them if they want it.

    Adding a forum would be a good way to increase the price however it would be even better if it was active

    I would just add the forum to the site and sell them as a package, people look at that as extra values for the sites that you sell

    If you are selling the site as a "turnkey site" it might help a little because the buyer would have the option to use it.

    If the rest of the site is more established, adding a forum and selling before it has some activity wouldn't make much sense in my opinion. You could also just give the buyer the option to have you add the forum as a bonus if they buy it. Hope that helps!

    My take on it is, unless you have a real active forum with tons of user, it's actually a hindrance to add a forum that is completely dead.
