What can i get for this web site?

I am torn whether i should sell a certain web site. Maybe you can help me with an idea how much i could sell the site for.

The site is in a small health niche and it's 2 years + 3 months old.

For the main keyword, the site has position #2 in Google right under wikipedia. For the keyword "xxxxx treatment" the site is #1. It holds this position for a long time already, over a year. (I also once topped wikipedia).

I am getting about 200 uniques on the site per day, making about 6000ish uniques per month.

The site monetizes targeted clickbank offers via "text ads" as well as banner ads. (Text ads convert WAYYYY better than banners by the way...)

Due to the site in a micro niche there is simply not much more traffic to get, so i am making only 10-16 sales/per month....between $200 - $400 per month from clickbank in the last two months. I didnt check more months.

The site has PR1 and alexa 1.060.000

What can i charge for this site? (Its a WP site with unique content)

    Hey,

    I think if the site has been making $200 - $400 EVERY month for the last year you could sell it and get some good results.

    As a rule when using Flippa I normally charge 10/12 times the monthly income so in your case a price of $2400 for $200 monthly for 12 months or $4800 for $400 monthly.

    Other areas do come into it though:

    How much work are you doing to make this profit?

    How much CAN you make in the niche - I am betting quite a lot if you are making this much doing nothing.

    Why not grow it and sell it for more?

    So get together a monthly snap shot of all last years sales and you could be on to a winner!

    That sounds likea really good site, so I would consider somewhere between3-5K$, depending on the average sales. There is a big difference between a monthly income of 200$ & 400$, I'm sure you understand.

    I wouldn't sell it unless you needed capital to reinvest or pay bills etc...

      Yeah that's my dilemma, i am not even sure whether i want to sell.
      But in terms of ranking/traffic i think its pretty much maxed out since the main keywords are basically all top in Google for the longest time already.

      I only checked the last two months of sales, but sales are steady in that regard for a long time. I guess i will sleep over that. I was also thinking about 5kish - 6kish *if* i sell it...so you guys confirmed it.

      Uhm..i am making easily $2k/year with that one....no way would i sell it for so little.

    One more thing you would want to consider -
    If your site is dominating the micro niche you're in & has PR1, you might want to contemplate branching out a bit, in the same niche, perhaps related micro niches. You wouldn't need to start from scratch, as you already have some authority in the general niche.
    The thing to know here is you have options...perhapsn not in your micro niche, however you hold all the cards, and don't forget that.
    You have traffic & profits. If you did some research, you could explore other avenues. Worse case scenario, you've hit the max, in which case you still have a great site, it just means your options have decreased.
    I would take a couple days to do some research and test the waters. I already see Ramone is interested, and I'm sure others will eb very interested in your site. Do yourself a favor and hold on to it until you've determined its full potential.
    Keep us posted whatever happens, it's interesting to see these things unfold.

      The fact that it is established with good ranking and earning history is definitely a positive. However the fact that the site doesn't have much potential for growth could be a serious negative to a buyer (it would be to me anyway).

      I'm a site seller (normally) rather than a buyer, but I know if I were to buy a site I wouldn't want to wait 12 months to recoup the cost. I would want to be able to expand the site and increase the earnings as quickly as possible.

      That's not to say that you wouldn't be able to get the price you're looking for though - you never know when a buyer might come along that sees something in your site that even you don't. I know I've sold sites where the buyer has told me their plans and I've just kicked myself afterwards thinking 'why didn't I think of that?'.

    Sell on Flippa and start the auction at like 1000(reserve at 1600 or something). leave it up for 7 days or longer to get more traffic to your listing
