Does anyone know how to determine what a site is worth?

I'm in dire straights financially right now. I have half ownership in a site that I built in a rich niche and is looking good, but needs much more work.
The other guy provided a little content foundation, but that's it.

I have a guy with deep pockets that is very interested but he wants to get numbers from me. I don't want to be greedy, but I need to get myself out of hot water, ASAP. Maybe I can work out a steady gig to continue running the site and do SEO work once it's sold.

    Put it up for sale and see what someone will pay. It's really hard to determine worth of a site, but on Flippa a lot of people will tell you it's about 10 times the monthly earnings.

    Totally depends on niche, traffic levels and earnings.

    As mentioned above, 10x monthly earnings is considered the 'norm' for most sites. Some go for more and some for less. Really depends.

    Thanks Mike for your quick response,

    It has not made anything to really speak of yet, I just have been building good and unique content, then once it's near 100% then we were going after advertisers. It has a fantastic potential on a local level though and national eventually.

    Anyway, I don’t have time to put it on the market, now. Just need to get an Idea of worth for a meeting with this guy. He is in advertisement and can see more potential than myself with this site.

    Would you figure on some kind of potential earnings?

    No problem at all.

    Unfortunately it would be impossible to put a price on it though. When selling sites 'Potential Doesn't Pay The Bills' and investors tend to buy on current earnings rather than potential ones.

    A site is really only worth the rev. it generates. 10 to 12 times earnings max. If the domain is short and quality there is some value there as well.

    Well, I don’t want to beat a dead horse or anything, but I did fail to mention that the site has a built in hyper active following from two off line sources of about 20,000 people being aware of the site monthly.

      If 20,000 people are aware of the site and there are no sales...that is something you need to turn around quick.

    The price depends on the quality, template, script and traffic of your website ( which is the most important factor). The main factor for buying/selling a website which determines the price of it is the traffic of it. More traffic equals more expensive.

    You are right, actually the number could be much higher but I wanted to be conservative. I have been pouring all my available time into creating quality content so far, and then I was going to build onto the sales end of it.

    Unfortunately, I’m faced with an immediate financial crush and this site is an asset.

      If the advertiser and you both see alot of future potential, maybe partner up with them where they buy the site. and have the buyer give you royalties or commision on every future sale

    Just as many have said, giving a value to an unprofitable website is not an easy thing to do.

    However what you can do is, perhaps give value to the time you have invested in the site and ask a price according.

    Another option (that I personally see) is leasing the site for a fixed amount of time to the "new" owner, under certain rules that you might want to apply (if this guy agrees). This would be an optimal thing, get some money and however keep the site so when you get back on your feet you can accomplish your goal/idea.

      Thanks Trapped, great ideas, I especially like the leasing idea but, I'm looking for a large lump some. Maybe a variation of that might work. I wish I had kept better track of my time so I could measure the value in hours as you say. Anyway, I will give that some thought.

    You can really only judge the value of a website by the earnings the site brings in over time. With that said, around 24-36 months of earnings would be the overall value of the site. If you are earning, why not just keep the site?

    There are some web services available intended for website evaluation. Google for them. I don't know if they are really accurate but using them I guess it could be possible to determine all the little parts the overall price is calculated from. Backlinks quality, traffic, niche and so on. You may put your site on sale but it could be a good idea to evaluate your site with these services.
