Frustrated - ready to make money

I just wanted to get some advice, here's my situation:

My background is in real estate. My expertise is in these areas:
  • Mortgage financing
  • Property valuation (appraisals)
  • Foreclosures
  • General real estate (I am a licensed agent although I do not currently use the license).
My current job is fine, also in the real estate industry, but my goal is to make a six-figure side income. Most people say that's a little overzealous, however I feel it's very possible with all the research I've done.

Most importantly, I'd like to make this income to allow my wife to quit her job. It bothers me that she has to work and I'd love to say to her, "you don't have to work any more".

Here's my problem: I have done some lurking and research over the past year or so, both here on this forum and in other places around the internet. I've bought some courses and have a good idea of what internet marketing is, and how it can make money.

BUT...I have so many ideas and techniques floating around in my head, it's hard to figure out which one to start with. I also have a zip drive that's filled up with knowledge that would take months to go through. And my problem goes back farther than just the last year - I have a long pattern of buying courses and not having success with them.

So I am feeling overwhelmed. But yet I am determined to make this work. One thing I keep reading in the courses I've studied, is that the internet marketing niche is the most profitable niche - so they are all targeted towards that niche.

My expertise is in real estate and I feel I could make some money in that area. But that wouldn't be considered an "internet marketing" course so I have no data and/or guidance to tell me if this would even work. My mind tells me, if I use the proper keywords and make a good product, I should experience just as much success with a real estate course as an internet marketing course.

I have a bad habit of buying the guru courses and not following through. Part of the reason for this, I think, is that the suggestions in the courses do not match my areas of experience, if that makes sense. They are not "interesting" enough to keep me going after the initial buzz dies off. Also, I feel like sometimes I am doing TOO MUCH work and over-analyzing things. And I get burned out. (my wife isn't happy with my 3 or 4 am nights either :rolleyes

I need to hold myself accountable so I am considering starting a blog for that purpose. Something to keep me on track. I certainly can't afford a coaching program or mentoring program so I need to do it on my own and this is what I thought of. I'm not sure if that will work or not but I need to try something different to break out of my rut.

Sorry for the rambling post, but I wanted to see if any of you has suggestions, words of wisdom, ideas, anything that could help me get to my goal. Also hoping I'm not the only one in this boat because it sure is frustrating and I want to bust out.

    Create your own ebook. Something like "Secrets to Getting the Best Home Price in this Economy". Something of that nature.

    Many people (including myself), are naive about purchasing real estate. You should look in forums and such, find common questions people are asking in real estate forums and put together a book/video series.

    Look at how much money has been made over the years through house flipping....

    Build a list in a niche that you know something about and are interested in. Hmm, maybe real estate? Then market real estate related products to that list. You can create them yourself or use affiliate offers.

    Make building the list your goal. Now you can focus on just one thing, instead of razzling yourself with information overload.

      Listen to what E. Brian Rose says. This guy knows his stuff. Build your list. You can create a free guide and give it away, maybe partner up with some others in real estate and help build a list together. Once you have the list then the fun begins.You can basically create income on demand.

        Thank you very much for the comments so far. This is exactly what I need is to focus on one thing, and I think I can fairly easily create a list from some contacts I already have.

    I don't know much about the real estate niche but I have heard that it sells really well. I say use your knowledge and create your own product to sell. You should do pretty well. Good luck and much success!
