Selling leads to Real Estate investors - I need some advice on this "make money today" strategy

I would really appreciate it if someone could at least point me in the right direction with this.

I recently saw an amazing video of a guy showing 4 different and out of the box ways of making big money today.

The one strategy that really caught my attention was the one where I would put some neon yellow hand written signs in high trafficked areas in my city to generate some real estate leads and then sell them for $50 bucks each to real estate investors plus I arrange a deal where I would get 20% of what they would get on the back end when they close the deal.

It seems like an incredible way to make money quickly today especially if I work with various real estate investors all over the country and keep them all busy.

But you know, I thought, instead of putting all those signs everywhere, why not just search on Google for real estate lead generation specialists and let them do what they're best at doing and just buy those already generated leads instead of running around putting up signs?

It's just like when we need milk, we can either make it ourselves or just buy it at the grocery store.

Then what I would do next is contact all the real estate investors who are advertising on Google adwords to resell those leads to them at around $50 each.

Would it be this simple? am I missing something here?

I would approach them with something like, "I have about 20 people right now that want to sell their houses, should I send them to you?" or something like that.

I would be jv brokering all this.

Now I'm wondering how to set this up... I know it must be simpler than I'm thinking.

I would set it up so the real estate investor pays me up front for the leads (via Paypal for now) so I can then purchase the leads from the lead generator. No money would come out of my pocket, it would all come out of my profit.

Regarding the 20% I would also get from them if they close the deal, how would I track that? and I imagine I would need a contract?

    Not to be the bearer of bad news… but. Most people looking to sell their houses are upside down. It is very difficult to for an RE Investors to profit into today’s market (ton of shadow inventory) Most of the people you will come across looking to purchase your leads would be Newbie’s (probably purchased one of those late those late night Informational products) $50 dollars is a ton of money we almost everyone is looking to sell their home these days.
    Big real estate investors don’t bother with that old bird dog technique. They purchase directly from bank via REO’s.
    Just a little Food for Thought.

    Zayne, what you are talking about doing has been around for a while. It is a process Real Estate Investors call wholesaling. It started to become popular during the 1970s with books by Dr Albert Lowrey and the book "No Money Down" by Robert Allen.

    There are active REIAs (Real Estate Investor Associations) all over the US where people are doing exactly what you are talking about. Go to nationalreia.com and search for a meeting in your area. Go to a few meetings, talk with folks and you will find out exactly what kind of house hunting the investors want.

    Maybe (just thinking out of the square), you could contact all the banks in your chosen market area about REO and see if you can cut a deal with the bank. A contract (cast-iron one with these people!) would be a necessity.
