My idea for building websites and monetizing them locally
Say in the Dallas area there are a lot of immigration lawyers (there are) / dentists / Psychologists ( whatever other profession)
First.)
I would do my research on google trends and also on the external keyword tool to find local keywords that people are searching for. ( immigration lawyers are paying a lot in Dallas)
- I woulld pick a keyword that has a good amount of searches per month, and hopefully not a lot of competition. I would do a lot of research and choose a good keyword. The reason I am doing immigration lawyer is that i speak spanish so I would be able to create a good site in spanish and not a lot of people are doing that in the area. ( Keep in mind, anyone can do this, if you just hire someone to translate your website to Spanish)
Second.)
-I would buy a domain with the exact keyword I am targetting, say " dallas immigration attorneys" - 2,900 searches or "dallas immigration lawyers" - 2,400 searches.
-I build a wordpress website about immigration and I do my SEO and make sure its on my H1 tag, and get someone to write about say 5-8 original posts posts on immigration in dallas. The way I would choose my topics would be by plugging in my main keyword into google, and using the wonder wheel. BAM instantly I will know what to write about that google thinks is related to my keyword.
-I would create a facebook fanpage, and target people in the local area that speak spanish and english for my keyword. I would build a list ( I bought the .01 cent facebook clicks WSO) and build a fan base that is local and targeted.
Third.)
I would ad adsense to the site, to make money while I sell the site. And continue to post a few more posts, and collect names for a newsletter.
I would give away a free book about say - "how to find the right immigration lawyer" and would ask for their name, and email.
Fourth)
I will search for my keyword on google and find the top-paying sites for the keyword and send like 5 - 15 of them an email, and offer to sell them leads for the keywords they are already paying for. Say $13 per lead or whatever. Say only like 3 - 5 respond and go through with it, thats perfect. If not keep trying until you get 3-5 people that are interested. If you have to, offer say 5 free targeted leads to peak their interest.
-Meanwhile I am still building my content, doing SEO etc. If my seo doesn't work, I can buy the service on warrior forum that offers to put you on page 1 for $99.
By this time I am making money off adwords, and also off of the "leads" I am selling that are costing me nothing.
Fifth)
Once My site is ranked on page one for "dallas immigration lawyers" or whatever, I can send the people I am selling leads to a "special offer" to buy my website. By this time they would already trust me, and they know that the leads are good.
-If they are paying a lot for keywords and they can instead OWN a page 1 position, through you, how much money do you think that will save them in the long run?
Now you have 3-5 people interested in yout SUPER targetted site, and you have them make offers, and you take the best offer.
once you sell the site - optimize it to their needs and put it on google places, etc. Make it THEIRS.

If this doesn't work. I will still have a site on page 1, and I can continue to make money on adsense and on leads that I sell.
This is a rough idea, any feedback or ideas on how to improve this would be great.
I just think that this would make more money than a general site on flippa. And this could work anywhere really.
