flipping new and old website

Am planning to go into flipping site full time, I have a good knowledge of SEO. I was planning to design start up site and flip or buy older website, fix them and flip. I want to know which of this methods has a quick and higher rate of return?

    I had a lot of success flipping new sites but tried to fix an old site then flip.

    Why not start with a new site? (lower cost)

    You can always more on to flipping old sites if this does not work well for you.

      thanks...but i have been going through flippa,, i discover that start-up site don't sell much these days. How do you manage to flip start-up site?

    I always had more profit by buying underpriced established sites and fixing them up and making them look great and adding other value to them, like a Facebook and/or Twitter acct. Not a lot of money in startups with no traffic or revenue once you pay the hefty Flippa fees, if you're going to sell on Flippa. You got a fee for listing, a bold and/or highlight fee, a success fee and blah blah blah.

    There are beginners site as well that sell in flippa.If you can create something really unique or addressing a particular segment and make a right pitch,then there is a good chance of getting a good price for new sites as well.
