I am #5 ON first page but my views of site is way to low ? what is going on?

Few questions to answer:

1. Is that keyword getting that many searches for exact match?

2. Did you check your Google ranking from a different computer or maybe using a SERP tool? (Apparently different people get different search results)

3. Is your headline strong enough to get the clicks?

Maybe that's 40k broad searches rather than exact searches.

And.. you probably won't like hearing this, but, all "Google keyword tools" are just offering guesses. Even the one provided by Google itself. Sometimes you get numbers that are close to being accurate and other times you get numbers that are way way off. Seems like you might fall under the latter side...

You may need to clear out your Google search history and do the keyword search again and see where you're at.

The top position gets about 40% of traffic I believe. 40% of 20,000 local would be 8K by the top position, and if you are using "4%" of that number, it would be around 320 searches per month local. For global it would be 1600. Also make sure you picked "Exact Match" and not "Broad" a huge difference.

Sometimes the tools are just not accurate. I have keywords that say only 320 searches a month and I get 30-40 visits per day in position 3-5. That is a huge difference 320 versus 1200

I was searching using broad search.

when i put in exact match it says 58 global searches and 12 local searches.

i guess from the responses you all have given me , this must be the most accurate search results and would be close to my low searches on the site.

As others have stated, exact search is the way to really see how many times that exact phrase is being used per month so you can target it effectively.

If you use google keyword tool to check this, make sure you use exact match. You cant allways count on the numbers.

But try to get in top 3, it will surly help a bit.

Well looks like your keyword has low exact searches, it happens, we've all done it.

Maybe you can still revive the site and go after different keywords what have more exact searches so don't just toss this project aside.

Keep in mind that sometimes Google displays a small exact search volume for city names + your service. Although if you get to the top of that result its still worthwhile. So don't go after a BIGGER city/town because they have more search volume, rather focus on the towns/cities that will be willing to purchase your product/service. The goal isn't to have more traffic that isn't targeted and doesn't convert, the goals to have a converting website.

yes i learned about the google history thing after i started, thought i was ranking on page 1 only to find out google moved those posts up for me only since i kept viewing them.....besides clearing history i use even use a public proxy sometimes to see my actual rank just to make sure im on different IP

Google webmaster tools ftw! So easy to use and the data is very accurate! more so than using tools that aren't specialised to your site anyway!

I encountered the same problem when I began SEO, I could never realize why the search numbers were so high but the results that I was receiving were minimal. ALWAYS make sure to have the exact results checked off, saves a lot of wasted time and frustration.

If it's your own domain and you have google analytics on it then you can actually see the number of times your site is visible in the searches and the actual click through rate on your listing broken out by where in the top 10 it was.

I have pages that rank 3rd for a keyword phrase but are getting 30-40% click through rates and pages that are 1st that are getting 20% click through rates.

A lot of the click through is based on the title and description showing up in the search result.

Take a look at the title and description showing up in the result. Does your title/description (1) make you want to click and (2) promise to answer the question or problem that is being asked by the search?

If the answer to both is not "Yes", then you have work to do.

Also, being at #5 you may be below the fold once you factor in google local and adwords or product listings. You really want to be top-3 to have any chance of getting clicks, but even if you're #1 you have to be selling the click.
