Home Business Website, PR2 - How Much?

I know that no one can give me an exact figure on this, but I am thinking about selling my home business website. I have gotten into so many other areas that I need to focus on, I don't have time for everything any more.

This site launched on August 1, 2008 and had a PR 2 by Oct. 1. I average between 60 and 100 visitors per day, depending upon whether it is the weekend, etc. This site has about 100 pages on it (I add an article to it twice per week). All traffic is from articles, blogs and search engines (no Adwords).

Anyone have any rough idea of how much I might sell it for? I'm just curious, and though someone may have a good idea. I did get offered $1025.00 for it once before, but at that time I didn't want to sell. The person who offered that has since bought another website.

    Hi Tess,

    One key factor not mentioned is the revenue generated by the website. If the revenue is $0, based on your description, $1025 would have been a very fair price. If it does produce revenue (and it's steady), you should be able to add 18-24 months of revenue to the sale price.

    Naturally, the quality of the domain name itself can greatly influence the price (can be worth thousands by itself if it's a premium domain). The quality of design and layout can greatly influence the price as well.

      The style of the site is very outdated, and the domain name is not premium by any means, so the real value is in the income it generates as well as any unique content. The PR doesn't play much into the price unless it's a very high PR. So if the revenue is a solid $200 per month (after expenses), I would start with an asking price of $2995 and I'd be happy with a sale of $2400 or so. If you are able to wait several months or more for the right buyer to come along, you could certainly sell for $3500 or more. But finding the right buyer can be a challenge.
