How can i determine the value of a website?

I am keen to sell my website that is based on a popular keyword. I have currently listed it on eflipp.com as works out cheaper than flippa. I am unsure if my price target is right. Any pointers in the direction of valuation of sites for flipping?

    General rule of thumb is 10x monthly earnings. This can be influenced by many factors. For example, if you only have 4 mnths of earning history, buyer might not be willing to pay as much, if you have 4 years of earning history, buyer might pay more then 10x.

    You have done the best you can to get a valuation on your site, by putting it out to market. As they say, the value of your site is what someone is willing to pay for it.

      That 10 times earning thing is only a very rough place to start. I just sold one of my amazon sites making 20-50 bucks a month for $700 yesterday. A few nice pr pages and some good content goes a long way towards making your site more valuable.

    Traffic?
    Keyword rankings? Where and how many?
    PR?
    Age? Not just site but traffic and income as well.
    Amount of work needed to run site?

    Mix that all up and come up with something close.

    Try to find some sites as identical to yours as you can and see what they actually sell for (not the asking price but actual sales price)

      I have spent sometime on flippa looking at sold sites related to my niche and found income did not seem to be a key determining factor. Some sites had £0 income and just about a year old and sold well into the 1000s. Traffic, quality content and backlinks seemed to be key factors among some of what you and others you have mentioned. Having said that i am yet to work out a consistent winning formula to use every time. I am sure like all things it will come with some experience.

    You'll usually get between 6-12x monthly earnings, depending on the age of your site and how consistent the earnings have been. If you made $1500 in three months, but had only been earning maybe $1000 the months before that, then you probably wouldn't get $15,000 for it. Just as an example.

    As we're becoming regular sellers on Flippa, we'd be hard-pressed to take our auctions anywhere else because, frankly, that's where the buyers are. I'm wondering if this post as a plug for eflipp, honestly.

    Putting our sites up for sale on a marketplace that doesn't have the traffic/buyers is not a good idea. Even if it's free, it's simply a waste of our time...

      It depends on the traffic, the earnings and the domain name. Other important factors can be incoming links, site design and unique content.

      Ultimately your website will be worth what someone is willing to pay for it.
