WANTED: Information on how to monetize a huge authority real estate website!

I'm going to build a large 1000 page + authority real estate website and am open for suggestions on how to best monetize it.

Some possibilities might be from real estate listings from eBay, Clickbank products (buy foreclosures, etc.), loan/refi merchants from Commission Junction.

I know several real estate agents and mortgage brokers in the Los Angeles and San Diego area that would probably be happy to get leads. Can you recommend how I could best capture those leads? Maybe specific pages about RE in LA and San Diego with a form that sends the leads contact info to me and the RE agent simultaneously?

Are you using eBays real estate listings? I see tons of spammy one penney offers for time share presentations in eBays real estate category. Anyone know how I could filter out that junk and just show expensive stuff like homes?

    depending on how you are pulling these auctions, i.e. plugins/scripts, you can place a filter to simply filter them out.

    sounds like you have a lot of ideas and the name of the game is testing so do some testing, split testing, etc etc. Getting the right type of traffic there will determine which monetization method you should use.... for instance, which keyword phrases will bring traffic and what that traffic is looking for... info? buy now? maybe CPA would work best.

    You get the traffic and making money with it is the easy part... because ultimately, you test your options until you find which works best for you and your site

    Build and sell leads. Real estate and/or mortgage leads are a crapload of money. I think most leads are generated by showing only limited listings unless they sign up or whatever.

      I hate to break it to you, but just having 1,000+ pages does not make a site an authority site. It just makes it big.

      The trick is, you don't get to decide if your site is an authority. You might be able to influence it a little, but authority comes from other people quoting you, linking to you voluntarily, visiting multiple times, etc.

      As others have said, you have a lot of ideas.

      Build your big site, get the traffic flowing, and you should be able to test a variety of things fairly quickly.

    I have never used eBay and they are hard to get accepted into. But I think you should have decent results from AdSense and Clickbank products.

    There is good money in producing leads, but I am not sure how you would accomplish it as you would need to have people in all localities to distribute them to. Unless you can work with a company that resells yours and others leads. If there is such a company.

    • I'm just curious: You do know there are tens of thousands of real estate professionals in Los Angeles and San Diego who are 10 to 15 years ahead of you on every keyword you could possibly rank for, right?

      Unless you've got an original and utterly innovative take on real estate or have a huge AdWords budget, honestly, I would give this one a pass. But if you really think you can beat out Zillow, ZipRealty, RealEstate.com, CaliforniaMoves.com (Coldwell Banker), PrudentialCal.com, Realtor.com, etc., then go for it.

        This is very true. And the dynamic information for listings, et al, is licensed proprietary info that can lead to huge legal troubles if you scrape it and the Real Estate Boards that control that info go after you.

        Sorry, disagree with that.

        There's always keywords to be found that you can rank for if you look at city-specific search terms. Often these big sites are not going for that one specific phrase you can find and you can fairly easily beat them.

        Done it before...

          I know a guy who is #1 in the Atlanta market for "rent to own" and "lease options," etc, and there are TONS of agents and investors offering those kinds of creative purchase options in that market.

          He and I have discussed making and SEO-optimizing a simple squeeze page and listings site in my market to generate buyer leads. From there, there's 5+ ways to monetize it, including selling the leads for $10-20/each to mortgage brokers and agents, or even getting $500-1000 from the property owner if the lead ends up leasing-to-own their property.

          I have had this project on the back burner for a while, but anyone who could bring the content or programming to the table, let me know.

    I saw the word "real estate" and I had to stop by. I'm in new york doing loan mods, short sales, note buying... mostly to do with distressed real estate.
    I like your enthusiasm. I'm new and I run on optimism, mountain dew and double rainbows(only) myself. It's good that there is something like me out there, brother.

    As the others suggested, you are in for some stiff competition.
    For the site itself, you're going to have to find a way to generate 1000+ pages worth of quality content. You better have a really good plan for this since you don't like spammy sites. ( I think spam tastes good) What you could do is to commission a 1000 articles filled with good keywords which can be monetized through adsense. If you can make your readers generate content for you it will be even better.

    Here is another thought. Instead of going after users or ebay listings, organize your realtor/broker friends and promote them. The big brokerages have pretty good websites and exclusive access to their databases. But individual brokers/realtor website usually suck big time! Make them the superstars of their area through article, blogs, video, feature listings, tips, industry news and so on. You can do this for flat fee or commisions based on leads.(tracked by different phone number and email addresses)

    If you're really going to be an authority and have a lot to offer your readers, then a good way is through mini-ebooks sold on your site, Amazon and Smashwords.

    Why do you want to create an authority site ? The smart players focus on geo targeted markets. How about "homes for sale broward county" ? That long tail gets 2,200 searches a month ( I just checked). And guess what ? homes-for-sale-broward-county.com" is available.

    Create a few dozen sites like that with useful info on the local markets. Once you build some traffic I'm telling you it won't be hard to attract deals with local mortgage brokers for referral commissions.

    You don't need a flood of traffic folks, you just need a trickle of highly targeted traffic with $1,000-$4,000 referral fees from $500k mortgage deals.

    Any one want to bet "homes-for-sale-broward-county.com" will be registered before happy hour tomorrow ? LOL!

      Do a search in the Offline section of this forum, there are a few threads that will point you in the right direction. Choose your market and try to find buyers. Look for buyers that are ready to commit. Sell the lead to the realtor that can close the deal. You want a win-win for all parties involved.
