Please can any experienced Website sellers give me some advice on this

My friend owns Do Stuff | Get Stuff Done | for a tenner or less | tenner.me.uk It's showing up as being ranked at No 2 on Google based on tool bars and also this report> tenner.me.uk Estimated value $2,892 - WebsValue.com Within that report it says it has no keywords which is correct because he has not installed SEO on the script yet.

So how can this report > tenner.me.uk Estimated value $2,892 - WebsValue.com Be saying it's ranked at No 2. Also how can it be suggesting that it's worth "$2,892 USD Site Worth & Details"

My friend is thinking about selling if this is correct at a low price, however we want to just work out are these stats worth going by. Because lets face it the selling part can be some what long processes to setup.

Any feedback would be greatly appreciated to be honest. Because we are slightly stuck with this right now.

    Lee,

    (1) Those valuation tools aren't even just a bit pointless - they're completely pointless. Yes, if you enter blablayoursitedomain.com and then enter hotmail.com, hotmail will come out with the bigger value ... but it doesn't take an advanced script with immense insight to establish which of the two sites is larger, better established and thus probably worth the most money. That said, both of the actual valuations would be complete guesswork. Sites are worth what people are prepared to pay, and what people are prepared to pay will usually be based more on the strength of the brand, how much the site's already earning, and its future potential (which can only be assessed by a human), rather than estimated traffic figures, Alexa ranks, PageRank, # of backlinks, etc. My opinion: dismiss that valuation entirely, and all others like it.

    (2) The "PageRank 2" that you see there isn't indicative of the site being ranked in position 2 of Google for any keywords. PageRank is part of Google's overall algorithm that assigns to all pages (individually - not entire sites) in their index a number between n/a / 0 - 10 (with 10, in theory, being best / most desirable). All it is, really, is the total measurement of the PageRank strength of all the links pointing to that page, including both internal links and those from other sites on the 'net. Again, it doesn't determine where your site is actually ranked in Google or any other search engine, nor does it doesn't determine how much traffic or income the site pulls in.

The ironic thing, having said that, is that an otherwise worthless site that has amassed some PageRank to one or more pages will probably become of value to certain people playing the game of SEO, who are always looking to expand their backlinking network. However, a PR-2 isn't that high and I probably wouldn't value it, on that alone, as being worth more than a two or three figure amount.

And in other ways, I wouldn't know how to value it at all.
