Opt-in / Squeeze / landing pages for affiliates

I am beginning to create landing pages for Clickbank and other affiliate programs. My question is that many of the IM marketing experts say that to collect email addresses is an absolute MUST. Won't that mean that I am won't get the sale right away for sure? And if it is a Clickbank product, what do I offer to entice them to opt-in? And what type of content should I use for them since I am new, don't even own their product, and especially if it is a niche product, I have little if anything to give them? Moreover, many of the products have an opt-in on the page you send them to. What about that?
