Is A Top 10 Google Ranking The Only Way?

Hiya,

I've created a really good "lead generation" site for a local
business type with lots of great design, content, everything.

I'm now wanting to sell it... Not interested in leasing the site
really, or in selling leads, but I want to sell the site itself to a
local business.

Of course, doing this, and getting a satisfactory sale price,
pretty much relies 100% (it seems to me) on whether the site
is ranked high on Google...

So, my question is, other than the Google ranking 'value', what
other points of value can I talk about? (no one wants just a
website, and the nature of a lead-gen site is that it's already
bringing in leads from somewhere...).

Anyone out there SELLING 'high end' lead-gen sites in a way
that's NOT predicated upon high Google rankings???

    If you could show high conversion rates or something using paid traffic, then maybe that might look good. A top 10 Google ranking will definitely help more than anything else, though.

    things like traffic, conversion rates, page rank, page positions, age of site, click through rate. Basicly everything you see on google analytics is worth mentioning ( if theyre any good)
