What to do with these sites?

I have several sites that I have now built up to to PR 3 and rank in the top 10 for at least 1 keyword if not more, most with 1000+ exact searches.

I am not making the money I had hoped from these sites (adsense, clickbank or affiliate) and am thinking about selling them so I can focus on a few other sites or start new projects.

Any ideas on what I should with them? If I sell, what should I expect from an EMD with a PR3 for a keyword of over 1000 exact match searches?

    Have you had adsense on them? Typically you'll get about 10x monthly revenue, maybe a little more if they have some history. The value of EMD, and PR3 add a little, but it all depends on the keyword.

    Flippa.com is probably the best place to sell it.

    I agree with Packerfan and if you can show that these sites are making some money, that will help increase the amount you can ask for the site. You could also auction your site on ebay. I have seen them sell there too.

    Best way to get an idea is to have a look on flippa. I just had a quick look and have seen PR 3 sites go for as low as $65 to as high as $700 (recent sales only). But what you want to do is study the sold listings and make note of the successful listings (usually these highlight and promote the strongest aspects of the site) and the features of it. Once you have seen the best and worst features, you will have an idea of what helps a sale and you can make sure your listing has all these features.

    Basically your site is worth how much someone is willing to give you…

    The more information you can provide to potential buyers the better. Raw statistics are especially important to most buyers and if they don’t ask you for certain numbers then they don’t know what they are doing and are probably not really interested. You should prepare these at firstly...

    Your website traffic
    Your financial figures
    A great sales letter

    The more information you can give for a Flippa auction, the better. Someone rightly pointed out that it's all about revenue, usually. If you can prove solid revenue, you can expect 10x - 12x. We regularly get 20x+ on our auctions...check out our user profile to get some ideas...just don't copy our listing info!

      Thanks guys. That is what I figured. However, that is kind of my problem. If I had good income from them, I wouldn't need to sell. I just haven't had the time to test and optimize them. I just installed CTR theme on a few of them to see if that would help. Seeing small differences, but nothing of note.

    I know AdSense better, so that's really what I can speak to, but let me ask you a few questions.

    1. Getting traffic to the sites from the 1,000 exact match searches? If not:
    - Is your meta description compelling? Do you give searchers a reason to click on your site?
    - Are they ranked well?
    - Do they load fairly quickly?

    2. If you're getting the traffic do you have a low CTR?
    - Tried rotating ad positions with CTR Theme?
    - Are there advertisers for that keyword? Check SpyFu?
    - Are the ads closely related to the content?
    - Are the keywords "buyers" keywords?

    3. Getting traffic, getting clicks, but very low cpc?
    - CPC on the keywords high enough?
    - Multiple advertisers?
    - try adding additional content targetting higher, related cpc keywords in the niche?
    - adjust the content to target higher-paying longtails?

    TryBPO - thanks for the checklist. I definitely think it's #2, possibly the last bullet, buyer keywords. I will play around with a few and maybe try to sell a few.
