best way to judge a sites worth?

I am trying to find out how much some of my sites are worth - and the free appraisal services are always highly spread.

For instance, one of my sites has 1,492 Facebook Likes, Page 1 of Google for 3 of its tier 1 keywords (Bing too), 300-800 unique visitors/4k-5k Page Requests a day, Adsense, G+ and certified...all verifiable. How much would this be worth? I had one appraisal say $290 and another say $16,200. What's the deal? I want to sell this appropriately as I am starting to acquire too many domains ( I have 3 others that have statistics similar to this one). Thanks!!

    My view is that the site is worth the amount of money you would have to invest in the financial markets in order to achieve its current annual profit. I did actually blog about this quite recently, so you can see my reasoning here ...

    How to Value a Website

    I know others will disagree, but provided we are talking profit - that means that costs are taken into account - and your figures are not massaged in any way, I believe my proposal is valid.

    Thanks Will. I'll check it out.

    UPDATE: So I checked out your formula and I am shocked.... The website I am discussing in my first post makes me around $35-$55 a week. Although that is not "huge" it does help pay the bills. But according to your formula, that would be (lets assume $50 a week) $50*52 (weeks) = $2,600/50 = $52 * $1000 = $52,000..... surely not.... I was going to sell this for $something like $8,000....am I missing something?
