How Much is a site worth

been looking to sell a couple of older sites i have as I do not have the time to put effort in tho them.

How on earth do you value a site for flippa
here is what i have done so dfar and still in th edark

1 Use various websites that value your site (useless!!)
2 Sent in a ticket to flippa
3 Looked at some similar sites on flippa to see what content and size etc
4 asked around
5 posted a few questions here on threads
6 posted this thread!


any easier ways to give a buy it now price ? - is there a generic site that values your site - other than estibot.com which is $19 a month

    Well, usually the serious buyers on Flippa (or serious website buyers in general) usually use a rule that goes like this:

    Amount of money the website generates per month X 12 = Sale price

    Of course that formula doesn't take into account future potential of the website, the hard work you put into it, the unique content, interesting features and so on. Depending on those factors, I like to add between 10 to 25% to the price over what the website generates, on average, per month.

    BUT every website is unique and the bottom line is this: the website will sell for whatever the market will bear. Meaning, of course, your website could be the dream website for one guy who happens to have a lot of money and falls in love with your site -- he'll suspend logic usually and spend more than your average "hard nosed" website collector/investor.

    My advice: you've got nothing to lose so price it fair, but price it for something that you'd be comfortable letting it go for. The first auction can be a test run where you'll learn valuable information; after that, you can always relist! Best of luck with everything....

    Is it as much as x12 times the monthly revenue? - never thought I could get that much for a flip. It would be interesting to know a (current) guide to the rough calculation as some of these figures have been about for some time.

    I might even consider a sale if in the future if they were 12x.

    The standard rule of thumb is that they range from 10x to 20x net monthly income. The higher end is for authority sites in more competitive and profitable niches with active communities and usually a large mailing list would be expected too. So assume 10x to start with and you should have an idea of your site's value.

    Site value will depend on lot of things.

    I have seen people selling crap on flippa just by showing rosy picture (showing potential of the site) for a lot of amount.

    Price can range from 4x to 12x of a websites monthly earning.
