Advice Needed For A Joint Venture Broker [JV Dealer Maker]

I have been learning much about how JV partnership works. But now i have decided to fix myself as JV Broker [that's making a deal for both parties and make a commission out of the deal].
Now the challenge I'm facing now is not knowing how to write and package a winning proposal & the agreements to both parties.
secondly, how will i cross check or track the sales of my deal?
Please i need a honesty Advice of these confusion of mine.
