How to calculate value of a website?

Hello Friends,
I saw many articles explaining how to calculate your website value if you are willing to sale it, it is something from the revenue generated by your website and traffic and if it's membership site then verified members count.

But what about those websites which are not generating any revenue but can generate in future. I mean i have a website Publisharticle.net which has more than 10,000 email verified members and thousands of articles published.

But now due to busy schedule i am not able to operate it, so i wanted to sell it to right person but not getting exact idea about what should be my asking price?

    That's the million dollar question!
    There are many websites that claim they can give you the value.....don't trust any of them!

    My main website is 4 years old........those sites claim anywhere from $200-$200,000! LOL.

    I would ask yourself what you think you need out of it to let it go. Then list it on Flippa.com with that reserve, and hope you get a lot more!

      Thanks, but i still need few suggestions from experts who can tell me or give me good idea of specific amount which should be my asking price..

        If you're looking for an expert appraisal you're probably going to want to hire a professional. The benefit to this is that you can then put their price quote on your auction if you list it on Flippa and even use their seal of approval graphic if they give you one, this can increase your site's perceived value.

        The thing to keep in mind is that if your site isn't actually generating any revenue it will probably be valued at much less than if it actually was. People want to see proof that the site is already successful before a purchase in many cases.

    I would say the only possible way to know how much is that website, is to list it on flippa, make sure to take advantage of featured (of course you should do this only if you want to sell)

    The highest probably is the actual value people welling to pay for your website.

    You need to valuate your own website.... No one will do so for you... All you need to do is just think for a reasonable price for it...

    In your case: What do you thinks a "realistic" income would be if you monetize it. And before you ballpark a number- don't hype the numbers up, and be real honest.

    Then look at the growth scale- is the industry evolving to your business solution, or out of it. Is your market or your solution reaching the "end cycle" of profitability. Work this out- get facts, get stats.
    Example: You own a forum specifically on BMW e46 3 series tuners. Next year, BMW releasing a new line, so its ending.

    Get this numbers, sit down, and put a reasonable offer for it. The thing with "no income" website is that you must sell the idea on the "potential" of what can be done that is based on facts that is verifiable- not some pulled from the air kind of numbers.

    Have this, and it would be easier to sell at reasonable or high value. If you don't have all this- you gotta pray that your prospects see high value on it :-)

      Thanks for advice, my website is an article directory which receives hundreds of articles daily from website members, and i think article marketing is part in online marketing which near about everyone does and surely do it in coming days also. domain name is also niche targeted that's Publisharticle.net.

      Regarding income it had started generating around $10 a month via adsense but last month i changed my hosting and for few days website was down. so ranking and traffic came down. So i would say it my website can generate money from adsense and banner advertising also it has 10,000+ members so i can offer my members any niche targeted products or services. But my hosting provider was not allowing me to send bulk email to members as my hosting account was shared hosting so i was not able to send bulk email or run email campaign but buyer can do this to generate extra earning from website. My website just lost it's pagerank which was 2, due to being down in server transfer period but i believe it can easily earn back it's pagerank also. So by looking at this all situations i believe my website is worth anywhere between few thousand dollars.
