Short and sweet!

Where is the best place to find out for free how much my site is worth?

It is relatively new, no earnings but some high rankings, and climbing, for some good buying keywords and has a 'brand name' domain

I would appreciate any information on the matter

All the best,
Sean

If that brand name is a trademark, you site may well cost someone dearly when they either:

    1. buy it from you only to find that the owner of the trademark sends you a cease and desist.

    2. owner of trademark sues you.

There are no free website evaluation tools. None of the automated ones are even close to accurate. The best people can do to evaluate a site is based on the revenue it generates.

I agree. It's all about what someone is willing to pay for you site. If you are good at conveying value, you can sell your website at a higher price than if you weren't.

I personally find that sites with no monetization are of really low value.

I mean, with all the methods out there today teaching you how to make money on the web, you'd be hard-pressed to compete with all the high ranking, new websites that already produce value.

My advice would be to just try and get any sort of income flowing in. It should make all the effort you're making in selling it in the first place that much more worth while.

As for appraisals, just present it to internet-themed sites. DigitalPoint is flooded with appraisals all the time, but there are a lot more out there that you can find. If I recall correctly, I believe Flippa, the internet's biggest site flipping marketplace, has a forum?

Alonzo: Is it not true to say that someone with great SEO skills could see big potential in a site and be willing to pay a LOT more than someone who has little or no SEO skills?

Surely a site cannot have just a single value to everyone who will see it

Different people will see different possibilities with the same site I'd imagine?

Let me know what you think,
        Sean

PS. The above question is open to anyone who might know a thing or two on selling websites

          I'm not Alonzo, but no.

Why would someone be willing to pay a lot of money for the privilege of doing the work you obviously don't want to do?

You apparently think the only advice that is valid is advice that you want to hear. Flippa is awash with sites with "potential". There's a million of them. People want sites that make money already. Oh, and I am someone with experience selling websites.

Just go to Flippa and click on the just sold tab. You'll get your answer as to what "potential" sites are worth.

Suzanne - looking to buy a website on flippa at the moment, and hear you are the 'buying guru', and was wondering whether you would mind taking a look at it for me? (Hope I am not being cheeky).

Obviously don't want to reveal the website so publicly, but don't have enough posts to pm you - could you pm me a contact email? (Again hope I am not being cheeky!!)

Apologies too for hijacking this thread, and hijacking Suzanne!

Your site is worth 12 months worth of revenue.

So in your case the maths is easy...

    12 x 0 = 0

You dont sell websites based on their "potential"

In your case, the best way to value the site is to look at the value of the traffic it's getting. What would someone on adwords pay for the same traffic? Multiply that by a reasonable multiple and you'll probably get a good sense of what someone might pay for it. If it's getting at least 2,500 unique visits a month, I might be interested in buying it.

By that I assume you obtained permission. If so, keep the correspondence to pass on when you sell the site. The term is trademarked since 2006.

Flippa is a good site to draw comparable values from, however, a site is worth whatever the two parties agree to, very similar to a house. I disagree with the "a site is worth 12 months of its revenue." That crap was started by some guru ebook. To be earning a stream of income is definitely a good selling point, however, getting traffic can be just as attractive to a prospective buyer.
