Please advice - flipping sites

Hi All Can anypne give me some advice please. I have never sold on flipper but looking to sell 2 websites. Can any flipper experts give us some advice on how to do the listings etc please.

    well i flipped few sites and i published them on seo forums in the section where it is allow - this is the free way. you can also try flippa dont com and ebay.

    Alright, let's keep it simple and to the point:
    • First and foremost, go sign up at Flippa.com if you haven't.
    • Look around the Flippa Marketplace and understand how things work. Go through other website listings and analyze their approach. See how they are interacting and make note of all the sites that have been successfully flipped.
    • Make sure your websites are earning some money. They don't have to be making a lot, even a little income would do. Selling brand new, turnkey sites that have no revenue has become pretty hard these days.
    • Are your websites getting enough traffic? Traffic is a biggie when it comes to flipping a site for a good price. If your site doesn't have much traffic, then patiently build some and put it up for sale only when you see regular traffic flowing in.
    • Potential buyers will also want to know about the visitor activity on your site. So make sure you've got Google Analytics data in place.
    • Flippa.com has got a trust rating. The higher the rating, the better chances of making a sale. Work on your trust rating.
    • When setting up the auction length, make sure it's not more than 7 days. Why? Because if it's too short then you might not be able to reach out to enough potential buyers. And if it's too long, buyers may not feel the 'urgency' factor.
    • Make sure your reserve's low and see to it that your minimum bid is high. When your reserve is met, Flippa shows a notification. And this will prove to be a huge boost for the potential buyers to take action.
    • The BIN (buy it now) price shouldn't be too high. Keep it reasonable. Don't have unrealistic expectations about it. Ask others what your site's value could be. Talk to some experts in your field/niche to get an idea.
    • Don't make the mistake of injecting HYPE into your description. Buyers on Flippa.com are intelligent and they will sense if there's something fishy. Keep it to the point and hype free.
    • Make sure you're replying to all the comments because it's important. This is how you build a relationship with your potential buyers. This is how you get noticed. And this is how you actually bring home the sale. And whatever you do, do not delete your comments as it will look like you're trying to hide something.
    • Why are you trying to sell your sites? Why don't you want to keep them? What's your reason for selling? Ensure that you've got a GOOD enough reason to backup your offer. People want to know why you're selling.
    • Go beyond the others and actually go out there to invite qualified buyers. Browse around the marketplace and look for buyers who have bought sites in the past. If they have a high trust rating, message them and invite them to your offer. These are qualified buyers and are more likely to convert.
    • Last but not the least - don't be hasty when selling your sites. Take a calculated approach. Go ahead only when you're sure about everything.

      Well the thing is the site is not making money because it is not a CPA site....But also the site is not new I had this site ready and been sitting on it for a long time simply because i have not the time to promote it and give it the love and attention it deserve. but the site is ranking on page 3 & 6 for a very competitive KW without me doing anything to it.

      So will the site still be attractive to sell?

        Honestly, ranking on page 3 and 6 doesn't really count.

        What kind of traffic is it getting? And also, is it a content oriented site?

        Instead of selling it right now - find some time to promote it. Even if it makes a few dollars a month with AdSense, it can be sold. The whole point is to make the site profitable in some way.

        Gone are the days when you could build a site and flip it the next day (I have personally sold brand new sites in the health niche for hundreds of dollars, but that was 3-4 years ago).

    Its all about title and salespage, if you want to get a few extra bucks. I'm always observing how the hell are some crappy websites sold at such price. Well like I've said, title and salespage.

    Put yourself in your prospective buyer's shoes. What kinds of details would you like to see before investing? That's exactly what your genuine buyer wants.

    Earnings and traffic are the two biggies.

    The more your sites are earning now on a regular basis, the more buyers are willing to spend. Some buyers are more interested in sites with untapped potential. Usually this means steady legitimate traffic numbers from free sources -- but sales that just aren't there because of the site's design, navigation, sales copy, etc.

    If you've done the groundwork and established legitimate and targeted traffic from several sources, you're in a position of power.

    Since buying your website represents an investment, buyers want to to be able to turn a profit and they want to know how long it will take to do so. Hopefully your site is earning money and from multiple sources. Some buyers prefer to use one revenue-generating method like Adsense, but if you can show revenue from multiple sources, the potential for earnings increases and you should point that out in your sales copy.

    Full disclosure is important. Back everything up with solid proof.

    Show that you know what it takes to create a valuable online asset. Build a solid base on the aspects you can prove and avoid the BS at all costs. You might fool someone once, but if it feels like you're pulling the wool over your buyer's eyes, you are and it's just not worth it for a one-time sale. Once you've done that, there's no harm in selling your case for the potential profit your buyer stands to gain. Do you homework and have solid legs to stand on. Then sell the heck out of it.

    One more thing... check your listings several times a day and answer all questions promptly and professionally. Show that you're serious and trustworthy and you've positioned yourself for maximum profit.

      Hi Robert,

      Everything you say is correct. Thank you for this. I know the site will sell well if the sales letter is good. The site is on a 4 year old Domain. It is a very professional site and everything is complete. All it needs is someone with some time to promote it.. and watch the money roll in. I just have not the time to do that so flipping it i think is a good idea.
