How to optimize a domain name thats for sale?

I'm creating this thread in the hope that you guys would be kind enough to share some of your secrets and tactics for optimizing a domain name in order to sell it on.
Of course a strong single keyword domain will probably end up selling itself most of the time but I wondering about the growing number of so called, 'Premium domains' and the best way to optimize these for traffic and reputation.

I know that most good domains will already have a natural flow of traffic depending on the number of related search queries but I'm wondering if there are any techniques people use to improve upon this.

I'll begin by asking a few questions that I've been contemplating.

Rather than using one of the many parking pages available, is it a good idea to add unique relevant content to the domain in the hope of capitalizing on more organic search traffic? and would a potential buyer be discouraged to buy a domain if its already being used as a mini-site with this content?

What about backlinking to the domain? Could you explain how to do this effectively because if you use a parked page for the domain, who is going to want to link to a parked page? (I certainly wouldn't link to any spammy looking parked pages with my websites)

Also, in regards to adding unique relevant content to the domain to increase its traffic in the search engines, wouldn't the buyer of this domain lose these earned rankings once different and new content is added?

This has been bugging me, I know PageRank means very little today but even so, I still see a lot of domains for sale referring to its PageRank score and I don't understand how they can retain this PageRank score if there only using one of the standard parked pages?

Finally, if someone had the time to build their own page for each domain, would you say this is better than using a parked page from one of the big domain selling sites? If you think parked pages are the best way to go, what would you say is the best template available?

I'd really appreciate any insight you guys can provide to improve a domains value. I'm pretty clued up with most areas of SEO for a website/blog but I can't help but think that other things need to be considered when optimizing a domain in order to sell it on for the best possible price.

I'll be honest with you, I own about 60 .com domains and I want to create a small network with each domain having its own page and all linking to a main hub site and I just trying to work out the best way to go about this. Any advice would be great.

BTW, I'm not a big fan of SEDO and I'm determind to do it by myself and create an ongoing site to buy and sell my domains from.

    Almost always, YES.

    No, just the opposite in most cases. Seeing a live website is helpful to the buyer.

    Search engines do not index typical parked pages, so no amount of backlinking would help. If it's your own content, then by all means, backlinking can only do it good. How? Much too big of a question to handle here. There are lots of different backlinking courses and info available on the forum already.

    The PR will stay with the domain once you transfer it to the new owner, as long as the domain has not expired.

    Yes, MUCH better to build out your own pages.

    I have always been able to sell domains for more money if there is already some kind of website on it.

    Sometimes I will add a quick Wordpress blog just to increase the price I can charge.
