Nothing too difficult about Flippa. You create a listing with all the details about your site, set a reserve price, which is hidden, set a buy it now price if you want one and pay for the listing and it goes live.

Sites that have revenue sell for anywhere from 6-12x monthly income on Flippa. Not all will get 12x.

When you list, make sure you upload screenshots to prove income and traffic. Be very detailed in your listing about the site assets and about how the money is made. Passive income on Flippa is a lot more desirable than a site that takes work to make the income.

List it for a 5-day listing. Buy the bold and/or highlight enhancements. Don't buy the featured enhancement until the last two days. People will not start bidding until the last day or two.

Choose to manually approve the bids. Automatic approval is too risky. For a high value site, you may get a lot of scam buyers.

Always use escrow to handle the sale for this amount of money. Accept Paypal and you could lose both the site and the money, so choose escrow as your payment method.

Whenever you sell anything on Flippa, make sure you show all your proof of income and traffic stats and make sure you answer all questions. There is a lot of skeptic buyers on Flippa that wont buy unless you have all this info.

Just want to re-emphasize that you should use escrow and NOT paypal. There are too many horror stories of people who got screwed by fraudulent bidders using paypal.

I've noticed that many sites don't go for 12x the monthly income, or even 6x.

So don't expect too much. Expect the worst but hope for the best.

This is true, but generally it's because the listings are REALLY badly written or sound like a complete scam/have other red flags.

If your listing is fine, 12x revenue is definitely attainable, and many sites get even more than that.

Providing as much information as you can, particularly Flippa generated Google analytics data helps to achive the top of the price range.
