How to sell a website?

Hello warriors,

I have 2 profitable adsense websites that I will be listing for sale on flippa soon. And I was wondering if you can give me some tips for getting the most out of my auctions and also not get scammed in some way.

I haven't sold any of my websites before and would appreciate advice from someone who has more experience with flippa.com

    1) Well, sell your websites for 10x-20x of your monthly revenue. If you can prove that your websites generate a steady income stream (6 months ideally), then chances are good that you will sell your websites for 20x.
    2) Describe how much work is involved to maintain these websites. Do not lie, show them that it would be stupid to miss an opportunity like this.
    3) Always add Google Analytics stats.
    4) If your adsense websites are profitable, then on the last day (or last few hours) buy an upgrade that will put your websites on the first page.

    Make your listing very detailed. Upload proof of income, proof of traffic and referring urls.

    Be certain to accept payment via escrow.com. You run a high risk of losing both the money and the website if you accept payment by Paypal for a significant website sale.

    Look over other successful auctions by hitting the Just Sold tab on Flippa to get an idea of what they include in their listings.

    Run the auction for 5 days ... no more than that. Use Featured Listing on last two days to get a lot more views. Most of your bidders will bid on the last day of the auction.

    That is a very good tactic. Now regarding the escrow, i believe that it can be overlooked, if you request the buyer the add this info on the memo:
    "Payment for website http://....., flippa link, transferred to "godaddy username" and "e-mail" of the buyer. And if the buyer want's to hit a chargeback, you can forward to paypal the instant delivery e-mail that you get when you transfer a domain, they should look at the memo and the forwarded e-mail received from you, and match them.
    I did not have any chargebacks from the site sold on flippa.
    I believe that most of the chargebacks come from paypal, and that is in most of the times the buyer doesn't specify what he is buying or sending money for.

      Well there was a post just a couple of weeks ago. Guy sold a website that was making revenue for several thousand. The buyer got the website then filed a Paypal dispute. Paypal refunded his money entirely, saying that they don't support digital goods, so it was not protected.

    @imfusa why no longer than 5-days listing. I was thinking 7 days so that I cover both working week and weekend time.
