Offline Seminar Ideas

I've got access to a great location for a seminar. It's in town, the seminar room can accomodate small to medium groups (5 - 30 people), and best of all, it's free for me to use (good friend discount). I've created a couple of quickie tech seminars in the past for real estate agents and gotten a good response so I'm confident my presentation skills are at least adequete.

Here's where I'm probably overthinking the whole thing...what to present?

My guidelines with this seminar are:
  • To give offline owners good quality information that they can use...even if they never end up hiring me.
  • not overly technical
  • short - approx 2 - 3 hrs
Sure I can work in the autoresponder info but what else would you suggest according to the above guidelines? Or would you suggest other guidelines?

I feel the main thing business owners need to understand is
that with the exploding online media we are in an age
    where teh best communicators succeed.

I would talk about communication skills and how to tranfer
them to online delivery. Because most smaller businesses
are doing this badly I think there must be something people
are not "getting" about how to use online methods as part
of an effective way to reach your market and also engage
people consistently - because people lose interest easily
with so much information out there. The major challenge,
elephant in the closet we don't talk about much, is that
building a list and keeping subscribers engaged enough that
they take action are both critical skills to have - and
    not easy to master.
