Hi,

When you are selling a site on flippa, do you require the buyer to sign some sort of contract? If yes, how do you go about it? Do you just scan the contract and email it to the buyer or fax it?

    Hi Frankl -- Ophelie from Flippa here. We provide a standard contract upon completion of the sale, and advise all of our buyers/sellers to sign a contract of sale. The standard contract can be modified according to the terms of your sale -- for example, to mention any extra domains, social media accounts, or the period of support offered by the seller. You can download the standard contract as a PDF or as a text file from the Sale Completion area once your auction is over.

    I use the escrow service as well, I also ship a CD containg the website files to the buyer as added precaution in case of a dispute.

    For a small sale, I don't normally use a contract. For a large one, I use one. I would also use escrow.com, which has TOS that you can specify if you want to just use escrow. I would also send the site on CD if you use Paypal to help protect against a dispute.

    what type of things would you include in a contract? For my most recent auction, I am including a non-compete agreement, which basically says that I won't go out and create the same business again and sell it.
