I'm thinking of purchasing a site off of Flippa but I'm not sure how to REALLY tell that it earns the money that is reported. How do I know its a good deal on Flippa? Aside from the obvious such as reading the sellers reviews?

How are you planning on paying them? If you choose to do is via Escrow then just request that they send you more information/proof of their earning before you release the money.

Thats a good point, what would qualify as solid proof? I know adsense screenshots can be falsified......also what do you look for when buying sites? What types of things make you think it'll have a ROI?

The big thing you should ask yourself is how are you going to get traffic.

You can look at the website for sale and see that it looks good, meets AdSense/Google ToS and is SEO optimized. You can do a quick check for backlinks but the tools are not always reliable.

Ask the buyer how he gets traffic. If he gets traffic from Organic Searches then ask what keywords he is ranked for and then check to see how the site ranks for those keywords.

He may have used PPC, social markjeting or simply paid for clicks to get traffic up for the flippa sale. Make sure the website traffic is legit.

Once you own the site, how will you continue to get traffic? Will you keep working on baclinks and SEO to keep it high in Google SERPS?

Do you have other traffic sources already available like other websites, blogs or facebook?

Will you use PPC, media buys or other active traffic method?

A lot of sites sell for big $$$ on flippa then you check them a few months later and they are dead or parked. Mainly because the buyer had no plan on how they would maintain the site. Once traffic starts dying and the sites make less and less money, they get abandoned or not renewed.

For proof of earning, some sellers will offer "live proof" via Skype for higher priced sites and serious buyers.

That depends on how they are actually making the money, when you sell on Flippa you are agreeing to their terms and stating legally that all information is true. Anything that is a screenshot can be faked, anything at all. Really, other than actually letting you login there isn't a way they can prove beyond doubt that those earnings are legit. Of course, you will always have legal recourse if they are lying which is why I generally just buy websites based in the US.

You should request a remote desktop session via software like TeamViewer for example.

They will log in into their live AdSence / Analytics accounts while you are watching it remotely, and you could ask them to navigate here and there and so you could see the real traffic stats and earnings.

It would be very difficult for them to fake it this way.

Could also be done through Skype screen sharing, Windows XP remote assistance, Microsoft Net Meeting, and many others. However, I would recommend TeamViewer as the most easy option.

I'm sorta looking for something that is somewhat established so I can build upon it. Preferably in a niche that I'm interested in like Health or Music/Entertainment.

I haven't used Flippa in awhile but I want to say that there was a way for Flippa to verify the traffic going to the website via Analytics. If so, even if you don't know for sure how much they are making, you can use their Google Analytics information to estimate how much you can make off their website based on the traffic already coming to it.

I sold my website on Flippa last week. Doing payment via Escrow. I provided screenshots of everything (Adsense, Paypal account, etc.). Traffic is linked on Flippa via Google Analytics. There are scammers on there so be careful. Ask plenty of questions...
