How to price a website I want to sell? Urgent help want to list today!

I'm new at selling websites so I'm not sure if there are steadfast rules or guidelines one should follow when it comes to pricing. A little background info about the website:

The domain is a .com, it was registered back in June of 2011 as a SEO company add on to my web design website, it sells backlinks, article writing, etc. I haven't done any backlinking, ppc or anything of that nature because my web design website directed my clients to the other site. The client list for the site (which will be included in the sale) I'm looking to sell is fairly large and they continue to make repeat purchases. Since the launch the site has made over 100k in sales (after fees and the cost of hosting) and continues to grow in revenue each month. I didn't install any sort of traffic analyzer to the site because I never expected to sell it but like all laid out plans sometimes things happen and I need to sell it.

How do I determine a price for the website? I'm planning to sell on Flippa, is it best to put a BIN price or a reserve or should I have both? What should I begin the bidding at? I see some websites on Flippa that are making what my site is making and they're starting bidding at $1 is that a wise decision? Thanks for the help

    Does not really have a track record. How did you make 100,000 net being up just since june. But if what you are saying that you make 20,000 a month on the site, I will say 25,000 gross. Your site is worth as much as someone is willing to give you for it.

    BUT..I'm going to go out on a limb and say it will probally sell on flippa for over a 100,000 if you have verifiable proof of income, you will teach the new owners how to run it and its a stand on its on website.

    There are many methods on the net on how much your site is worth, most say 2 to 3 times the profit. Some say 18 months revenue. I am going by my research.

    Problem with flippa is the flippers. Zeerk had to sell on flippa three times before the poor man collected his money.

    But I still say, Your site is worth as much as someone is willing to give you for it.

    Set a reserve. And you can start it at a 1. If its worth that much though, I would pay a guru to make a sales letter up. Cost about 2 to 3 thousand for a great one. I would make sure you market it and not to list it in a hurry. Get the most you can out of it.

    mamad, pm me the site and some info and I can give you an idea. If it has $100K in sales behind it you do not want to sell it too cheap. Also, let me know what you want to get out of the site.

    I had the same issues on Flippa...Sold a few sites for a nice figure and had to sue one guy to get paid. You want to manually accept bids, and ONLY use Escrow.com for payment...no paypal, or you could end up getting screwed.

    If the site is doing that well I say stick with it, continue to promote and move to a small villa in Costa Rica. $100,000 since June of last year even in North Carolina that is a lot of money and if is growing and continues to come in keep at it.

    But for the sale the price is what you get. I would advertise theis one more traditionally, local buyers, classified in the Raleigh, Charlotte area or even look at a business broker. You are drawing some serious revenue from it and should find a fairly large base of people looking to purchase. I would even be interested if your numbers are correct.

      Hey everyone thanks for the tips! I've never used Escrow is there a reason why Paypal isn't a good idea? Also for those of you that were interested in the site is it ok that I send that information on here? It isn't against forum rules or anything is it? If it isn't I'd be happy to send along the info

    I don't know how to value websites but I know something about valuing a business. First of all, does the income from this site depend upon your unique expertise? If it does then future earnings are unstable and not worth much if anything because without you there is no income. If you outsource and someone else can do the work as well as you without any interruption in service or quality, that is another story. Most business people will look at months to payback for an investment. 6 months or under is generally considered a good buy and anything longer than that depends upon how deep the pockets are of the buyer and whether they can see how to increase the revenue from what is already coming in. Another big variable is sustainability of the income this site produces. If it is somehow threatened by immediate or future unavoidable government, regulatory, cultural, technological or competitive challenges that will render the business difficult or impossible to sustain based upon the current model it uses, then that will decrease the value of this business. You really should consider putting together a proforma addressing these issues and approach this like selling any other business because that is exactly what you are intending to do and anyone with enough money to cash you out is certainly going to be looking at these things to make a purchase decision. This is not chump change or an impulse buy.
