Help with Flippa price

I want to give Flippa a go and sell one of my websites. It's not earning much revenue because I haven't fully monetized it.

But it gets ~1000 uniques a month, and the number is growing fast enough to reach 2 or 3k in a months time when I plan to sell it.

It laser targets a niche with buyers, so it shouldn't be hard to monetize. Products are in $100 price range.

There are now 30 pages of good no duplicate content. Some are 1500+ word articles very well-written. WP site, custom banner, SEO optimized. Ranking in top 10 for a couple keywords.

Based on that info, what would you buy the site for? Or what would you sell it for?

    It's not always that easy if your not in the business of selling and buying sites.
    I could remember someone telling me to sell my sites for how much you think it is worth. In addition, I also heard some say its worth as much as someone else is willing to pay for it.

    Needless to say, they weren't much help and I ended up keeping my sites.

    The only thing that I can tell you is to reevalute your competition in your niche and compare. Use Market Samurai or a similar software to find out the amount of revenue a site makes.

    Oh, one last thing.
    I also heard that the amount of money your site generates in a month is multiplied by 10 and that is what you should sell your site for.

    Don't quote me on that!

      Thanks VSmith, and yes, it's worth as much as someone will pay for it.

      The crux of my problem is whether people pay money for sites that are earning only $10 or so of revenue a month, but have good potential to increase the sales because of decent traffic.

      I suspect most people want a site like that, but at what price?

      From what my searches said 10x is a good number, although 12-15x is possible on Flippa.

    Some people suggest we should sell for what a site will earn in 12 months.

    The main issue is that you need to show a positive upwards trend based on actual revenues to pull that off.

    Traffic without revenue is meaningless.

      Would you buy 3000 hits a month for $100? I would, but that's why I can't sell it at that price. I'm trying to gauge the price people would pay for pure traffic.

        Honestly, it would depend on the source of the traffic and how well it converts.

        I am paying ten times that at Bing.

    As a person that has just spent a significant amount of time on Flippa I have noticed a few things in the auctions. First is, just about everyone claims to have large amounts of traffic and has proof to show it. Everyone has made money with their site as well and usually makes that a main selling point focusing on the potential to make more. Where the sites seemed to set themselves apart and do better in the auctions are the ones that had very well written sales pages offering traffic, potential earnings, and continued service like hosting or something of that nature. With all of that being said I still haven't answered the how much question.

    Take a guess at what you think it is worth, not what it is worth to you but what you would pay for the potential and the work that has already been done. The person buying it has no idea whether or not you have spent 10,000 hours getting that traffic or if its been an hour. Set your reserve price at that number and put it out there to be sold. If it doesn't reach that reserve, work on the way you have presented your site to gain more interest. I saw a lot of sites being sold way over their market value because of the way they were presented. Just get a number that you feel that you can live with after it is sold and set that as your goal (reserve price). Re-list and work on you presentation till you get it. Don't be afraid to ask for a realistic reserve because you will be suprised what people will pay for a little traffic and earning potential. I think a lot of the people on Flippa are newbies trying to break into IM and are unsure of how to get those two things so they are willing to pay for them.

    The problem I see is potential income versus actual income. As someone who buys and sells sites, I will say that potential is not very relevant. The difference between the potential and doing the work to see the actual income is where the value lies.

    Every domain has potential because nearly any domain can be built into a high volume sites that produces income from a variety of sources. Some domain names make this easier, but there is no substitute for the work. When the traffic and revenue is not there, that is when the price gets deeply discounted.

    For example, I have purchased domains with huge potential for $100 because no one was actually doing anything with it. I have also convinced sellers that their domain had no value because it had no revenue and I have seen priced drop from $3,500 to $700 with just revelatory email.

    That being said, Flippa might not even be a good place for you to sell because there are lots of wholesalers there. If you can identify and educate an end user (the one who wants those laser targeted prospects) you might have a better shot.
