Need help on giving a value to my site. Im, going to sell it.

The sites doesnt bring in too many sales, but its was mainly for list building. However I removed the email prompt from the site so untill its added back its not building a list. It made about $200.00 on its own last month. I just have too many other things going on to keep up with the site and optimize it, so I'm looking to get rid of it.

Any help of estimating a value would be greatly appreciative.
