Place an ad on Biz Buy Sell and see what the offers are. Something is only worth what someone else is willing to pay so it really does not matter what the "appraisal" is on a product i.e. remember houses? Lot's of high appraisals but what are they worth today?

I usually sell sites for about 10-12 months worth of earnings. Say your sites earning 50 a month I would sell it for about 500-600 dollars.

But also depends on afew other factors as well. How high of a demand of a niche it is and ect.

    Questions:

    1. What's the monthly revenue. (Typically multiply this number by 6-12 to receive a good estimate of your site value)

    2. What's the traffic. (This is harder to gauge. Typically multiply the estimated value of the traffic per month by 3-6 to get your site value, but it varies from market to market)

    3. How easy would it be for someone to buy it and get started making money? If it's a lot of work to monetize, no one will want it. If it's already set and forget, you can rely on a quick, profitable sale.

      1. It is averaging $ 52 per month.
      2. I was ranking 3rd in Google and was pulling 100+ per day (statPress) but at the moment 5th and there is only 40-50 visitors per day.

      3. It is monetized but need a little SEO push to make it high profitable. It is in the popular Reverse phone look up niche. Have 22,000 broad match search in Adward tool.

You state: "need a little SEO push to make it high profitable"

If I were in your shoes, I would find a great SEO person here at the Warrior Forum (see the ads in SEO classifieds or Warriors selling services), have them do the "little SEO push" that you are talking about ... then you will have a highly profitable site.

When your site is highly profitable, you will be able to sell it for much more than one that makes $50/month.

Who knows, you might just want to keep a highly profitable site - I would if it didn't require a lot of my time.

        Good luck,

        Steve

          Hi Steve

I got your point. However, I was looking to estimate the site as it is now, with current earnings, current traffic and current ranking. I know the value would be higher if I.......etc. But that is not what I am planning for!
