I'm just using an example but this is a very close one to my problem.

Let's say you provide commercial appraisal services and you sell commercial real estate.

So "commercialappraisalrealestate.com" would capture pretty much 100% of your desired business, although any one search would likely either type "commercial appraisal" or "commercial real estate."

So we originally purchased (using the example again our biz different but very similar in that one service is one word and other is 2 words, plus we have the word commercial):

We have already purchased:

"commercial-appraisal.com"
and
"commercial-realestate.com"
and
"commercial-appraisal-real-estate.com"

...all for 5 years.

Today I realized (stupid I can't believe I didn't check before) but commercialappraisalrealestate.com IS available.

also every variation with hyphens IS available:

commercialappraisal-realestate.com OR commercial-appraisal-realestate.com.

Please do tell...what would you pick?

I'm currently torn between creating two separate sites for both sub-specialties OR using "commercial-appraisal-real-estate.com" with hyphens because the 4 word version without hyphens sounds really confusing.

FYI we aren't concerned with branding as we have a branded aged domain name 301 re-directed to the site.
