Was given an offer to buy my site.

Hi warriors, I want to give you a quick summary of my site, and the offer I got. I'm looking for some ballpark guidance as to how close this is to being fair.

The shutdown of BMR appeared to be a boon for my site as it now sits #1 for a keyword that is has an exact match search of 3,600 global monthly in the cellulite niche. It's also #3 and #8 for a couple other keywords, adding up to ~100 UV's a day.

Since the traffic increase my adsense is about $20-$30 a month. My email list grows at about 3 per week. My affiliate sales have been $70 over the last 10 days since switching offers.

This pace adds up to about $240 a month, plus whatever extra I can make off the email list (I'm still waiting for acceptance from the right affiliate), however this pace is brand new since about 2 weeks ago.

The offer to buy my site is $500. I plan on saying no, but I wonder if countering him at $750 would be fair. In all honesty I kind of lucked into my rankings and am not sure how long they will be sustained.

    My honest opinion is that you should spend some more time to get the website to earn more. If you are number #1 for a keyword that gets 3600 exact searches per month means that you just need to work on finding the right product and getting it to convert.

    There are lots of cpa offers in that niche that pays up to $40 a pop. SO spend some time to work on the site and then maybe in a few months time you can decide if you want to sell it. I bet then you would not be thinking about $750 but rather a few thousand .

      I agree with you on building the monetization and getting a track record of it. However if it 3 months my site is #4 for that keyword I'll have lost at least half my traffic. I guess I'm kind of wondering what type of projection is fair when the track record is so small.

    Put the site on Flippa, then ask him to bid. Start it at $1 no reserve for 14 days. Thank me later.

      It seems hard to stand out in the crowd on flippa with so many people advertising junky sites. Having no experience actually using it though, do you think that will work?

    If you feel a little "shaky" about your internet marketing efforts, and you truly are doubtful as to how to maintain your results and improve on them.... maybe selling your site is a good idea. I would counter with $1500 just to see if they accept it. Although if you're making $240 a month right now... you could probably make that "$500" offer within 2 months. So if you are countering, i would definitely do it at a higher price than what they're offering.

    The standard for selling a website is 10x the monthly earnings. So if your site is making $240 a month it should sell for a minimum of $2400

    Why not put it on Flippa? You already have a person guaranteed to bid. Putting it at $1 no reserve will drive more bids, which will help your auction be seen.

    The best advice, in my opinion, is to wait it out.

    Let's say your site stays at this pace, while you try to improve it, and it continues to do $240 a month for the next two months. On the third month (just for hypothetical discussion here), let's say your site just gets completely de-indexed by Google and makes $0.

    $240 x 2 + $0 = $480

    Next scenario,

    You sell the site for $750. Profit = $270 (about one months pay from the site).

    Next scenario,

    Now let's say you work on the site for a few months, increase revenues and 6 months later your site has been averaging $400/month with verified, stable traffic sources, etc, etc.

    6 x $400 = $2400. You then list the site on flippa at 10x monthly and sell for $4000. Total profit of $6400.


    Now do you think it's a good idea to sell?

    Your risk to reward ratio for keeping it and improving it far out-weigh selling it right now.

    Sounds like the site is positioned to be ramping up the income and selling for a lowball figure right now could cost you. Find the product that converts best with your traffic and see how much income you can generate with the site before selling ... then list it on Flippa.

    I would go for website appraisal service to get an idea of how much site worth and then list it for sale on flippa. $5oo is very cheap and I wouldn't sell it for that amount.
    I'll take at least $1500.
