Can you please help explain
What the main Factors are in Losing PR ?

Asssuming you have built a genuine web site with good original content and you have acheived a good PR rating say a PR4

What factors or actions might cause the PR to drop ?

    Nobody except Google knows for sure but some assumptions are:

    - too many external text link ads (selling text links)
    - dead back links
    - un-updated content
    - drop of PR's of sites linking to you

    Because of an ever increasing number of sites, TIME will cause a loss of PR, because the largest percent is on the bottom rung, and the qualifications for being at the top becomes increasingly harder. For example (not scientific), it might have taken 5000 links to get a PR 7 page 8 years ago, and it might take 8 million today.

    I agree that no one knows but Google. Keep in mind that any PR meter you are using is showing you data with roughly a 6 month delay. Google does this to protect its algorithm. Some factors that I have tracked on my own sites that may have affected PR are:

    * Poor quality of the site providing an inbound link.
    * Not enough diversity in the source of your inbound links.
    * Link tactics that may be perceived as spamming.
    * Content stagnation.
    * Links from sites that may have been black-balled after the fact.

    One last thought on this topic. Don't get too caught up in the whole PR game. Like everyone has said only the Magic Google Elves really know what is going on behind the scenes. Read the Google editorial guidelines and follow them as best you can. But always put your site visitors at the forefront of your efforts. Ultimately it doesn't matter what Google thinks. They're great, but they are not the only game in town and at the end of the day if your site visitors do not like your site it really won't matter what Google or any other search engine have to say any ways.

      Actually there's nothing to do with the content here. Unupdated sites can retain PR as long as the sites linking to them don't lose PR themselves and remain online and indexed. However, it is common for sites to go offline or to be archived without links and then the PR of the site in question declines.

      Uh, you do know that adult sites have page rank too. Adult sites tend to get in trouble because they're more prone to using gray or black hat techniques, not their racy content. That said, linking to adult content may get your site rated as adult itself which could result in other filtering by local firewall and search tools.

      True. It doesn't have a lot to do with where you'll appear in search engine results.

      Well, it does matter. That's because they're the ones that primarily provide buying visitors, either through search results or Adwords. They kind of have a near monopoly on that.

    Google has clear policy about link building. Don't get involved with link schemes such as link exchange programs or reciprocal linking. If you get involve with those google can strip your PR in no time.

    Try to build links naturaly by providing useful content. You can buy links but make sure they are from related sites to yours.

    The only "value" of PR is bragging rights and maybe if you're selling text links to other webmasters.

    Other than that, it's just a nice little green bar.

    Your rankings and traffic don't correspond with the magic green bar.
