I think Flippa provide a rough guidline of an agreement which can be downloaded after the sale.

Check with Flippa support they may email you one.

I didn't sell it on Flippa so I'm wondering if anyone has a simple website agreement for transferring an existing site to a new buyer.

better to do it via flippa, it will be cheaper for you and more secured.

Note that the Flippa agreement is based on State of Victoria law and jurisdiction - personally if I were selling to someone here in the UK I would want to have an English jurisdiction clause

Good that it has the Third Party Agreement section though (some domain name transfer agreements I have seen online do not have this) but if it were me I would specify the third party agreement in the Seller's List document and attach that to the agreement. The main Third Party Agreement I would add is the agreement you have with your domain name provider - eg I use 123 domains and their T and Cs state that if you are transferring a domain name the buyer has to agree to their terms.
