Money Making Decision

So our company from time to time will buy a website, Flippa or elsewhere, this time around we are looking to do around a $50k down-payment and finances the rest for the right property, all this based on 10-12 months of revenue. Flippa is limited with to many flippers and sites that started yesterday or are not very mature. So has anyone seen anything around that fits the bill of a good online property?
