I have sold one of my sites for $7,000 and have a site that's worth about 15,000-20,000 but trying to build it up even higher. You need to know what your doing and what values are or you could really screw yourself over.

I usually try to buy a site that has established rankings, no huge jumps and is at least a year or more old. I usually purchase them at 8x earnings I will go to 12x monthly earnings if I see that I can increase them with some simple conversion tactics.

It takes a few times doing it and if your familiar with all aspects of websites and online marketing you can make some good money flipping.

    Hey Ryan,

We sell sites on Flippa in the 2K-5K range. They're usually packages of sites with a track record of earnings and we primarily use AdSense for monetization.

As a general rule, people buy websites on a multiple of what the sites are earning per month. You'll regularly see AdSense sites get somewhere from 12x-25x their monthly earnings. The value is usually based on how old/established the sites are, the reputation of the seller, clarity of the auction copy, etc.

Selling earning sites will help to set yourself apart from those that are selling sites without earnings. It's much more difficult to create a site AND have it earning revenue. The higher up the value chain you go (and the more your sites make) the more separation you have from the rest of the pack...a good place to be.

I am willing to write all the content--great articles and reviews--for adsense sites on spec for a % of what you sell the site for on Flippa, if you have done this successfully several times and know what you're doing.

We sell websites as well range from $3500 to $15000 or higher. We have a lot of sites and the price depends on sites earning, age, traffic.....

Also a good domain name has its own value

Mostly websites will sell regardless of age due to its quick earning methods. Mostly seo services sites and adsense income sites will sell for more money there.

Well, i sold one site last year for $5,600. I accepted the payment via Paypal and i didn't use escrow. Unfortunately, the buyer tried to scam me by opening a dispute on Paypal after i made the transfer (reason: not as described).

In the end, i was able to win this dispute because i provided all the required proof. I was lucky too because if the buyer hadn't payed me with Paypal and used a Credit Card instead, i would have been screwed coz he would have made a chargeback. Thankfully, he couldn't do that coz he paid with his Paypal balance...

My advice: Always use an Escrow service.

There are a LOT of scammers on flippa for medium to high priced sites. You should always use escrow for anything above $500. You are also correct about the chargeback issue. For digital goods/services, credit card companies seem to be very arbitrary in their determinations.

Always ... for any amount that you wouldn't want to lose.

Hey Allen, thanks for sharing that information. I endeavor to sell sites in the future, and one of the questions I've asked myself is, once I get a website that can be sold, how do I know who's paying me on the other end is going to go through with it, this being web purchases and all. I will use an Escrow service. I'm sure there's a cost, but its worth it in the end.

Yes, you're right. It's definitely worth using an Escrow service...

  • Does anyone have a course they could recommend? There is lots of wisdom in the replies to this post but not much step by step, which the OP probably needs.

Not to sure about a COURSE you would need. I have sold sites (wouldn't really call it flipping cuz at first I didn't intend to sell them) and I never read any courses.

All I did was find out about Flippa (pretty much like eBay for selling websites) and browse around a bit. I saw what types of sites sold and knew my sites had some value in the market place.

One of my first sales ever was for some Adsense sites for $10,000. People find value in sites that they can buy that will start making money immediately.

Again, I did not find any courses or any teachers, just found a market place and listed some sites I thought people would like.

Hope this helps. If you need some help, feel free to let me know.

      -Omar

What is the average multiplier of revenue that determines the sales price?

I see people selling passive-income-generating sites for 7-10x monthly earnings. I'm no genius, but if the sites perform, why not just wait 7-10 months to make the same amount of money anyway and all the money they generate for years after that?

A lot of times, the current site owners have reached a plateau in earnings or need money to invest in other projects.
